Walls:

  • Energy saving insulation as per Ontario Building Code requirements, R12 to basement walls strapped with 2x4 studs, R20 batt insulation to 2x6 exterior walls and R40 to attic (R20 basement walls, R5 insulated sheeting and R50 insulation to attic in Great River Series)

Aberdeen Homes reserves the right to substitute materials of equal or better value should supply dictate. As a homeowner, you have the right to select:

  • Tile
  • Cabinets and countertops
  • Bathroom fixtures

You may purchase upgrades from Aberdeen Homes’ samples subject to their timely availability from the supplier.
Note: We commit orders to our suppliers on the date of the Offer to Purchase and, in some cases we cannot alter, change or add to the specifications, details or field notes. In order for any change to be implemented, all requests after the offer becomes firm must be in writing and accepted by Aberdeen Homes.

Due to siting, grading, and paving conditions, roof lines may vary due to structural roof framing conditions, and may not be exactly as shown.

Stairs are not included off patio when grade is 3 risers and less than 7 risers below patio door. Guard rail provided.
Due to grading variance, variations from Aberdeen Homes’ samples may occur in:

  • Kitchen and vanity cabinets
  • Floor
  • Wall finishes
  • Other finishing materials
  • Exterior or interior entranceway steps where applicable

Note: Corner lots and priority lots may have a special treatment, which may require window changes and minor interior modifications to balance and improve the elevations of the house exposed to the street. As a new homeowner, you accept these changes as necessary.

When you purchase a new home already under construction, you acknowledge that there may be deviations from the floor plan, elevation or layout and agree to accept such changes as constructed.
